With all the austerity measures currently being used to save money, insurance is one of the many areas we look to save money on and the results could end up costing thousands of pounds.

Household insurance policies that actually cover rodent damage in their wording are far and few between. Many have the following phrases included:

We will not cover: damage caused by wear and tear, settlement and shrinkage, vermin, insects, fungus, weather conditions, or any damage which happens gradually.” Or:

We will not cover: damage caused by wear and tear, light, weather conditions, moth, vermin, insects, fungus, damp, rust, wet or dry rot, or anything which happens gradually.”

Others go into actually listing specific pests:

loss or damage caused by rot, mildew, rust corrosion, insects, woodworm, rats, mice, squirrels, owls, birds, foxes, bats, badgers.”

There are other policies on the market that may include pest control as part of the cover, but even these can carry stipulations.

 

Home Emergency Cover;

We will not cover the following:

  • Ants, cockroaches, bedbugs, fleas, spiders, flies, birds, squirrels, bees or any other pest that may require specialist removal.
  • Rats or mice outside the main house on the property e.g. in detached garages, the garden and other detached outbuildings.
  • Pest infestations where you have not followed our previous recommendations on how to avoid such problems.
  • Problems where you cannot tell us the type of pest concerned.

● Damage caused by pests to your property and contents (e.g. if a rat chewed through your sofa)

Another one states that:

The following are covered in your policy

The treatment or removal of a pest infestation involving wasps, bees, hornets nests or cockroaches where the infestation is within your home.

In addition, the treatment of mice, rats and squirrels within your home.” And:

“The following are not covered in your policy

  • Removing infestations of pests in gardens or outbuildings.
  • Wasp, bee or hornet nests where no visible activity is apparent.
  • The removal of the wasp or hornets nest once treated.”

 

Several policies carry exclusion clauses, that if ignored will invalidate policies:

You must keep property that is insured under your policy in good condition.”

Or:

Exclusions: Pest infestation outside of the home. Infestation known to exist before the policy begins. Infestations where your home has been unoccupied for more than 60 days. An infestation where reasonable hygiene could have prevented the infestation. An infestation of bats or bees.”

Vermin, including rodents and insects, can in extreme cases, cause untold damage and misery to home owners if left un-treated and are free to roam properties.

It used to be that Autumn and Winter was the most likely time for unwanted intruders to enter properties because of the colder weather and subsequent lack of food available outside, however if access is readily available, entry could be at any time of the year and properties of any size, age or location are at risk.

House maintenance plays a crucial part of any pest prevention plan, as if any parts of the property are in decline, not only will it allow access to pests but may invalidate any insurance policy. Basic maintenance can include brickwork, guttering, woodwork or roofing, but foliage, trees and general landscaping can all play their part. Any trees that overhang a property or a shrub or vine that grows up a building wall could provide good cover or access. Maintaining your home or property in good condition not only ensures that your insurance policy remains valid, but it may also prevent you from having to make a claim in the first place which could not only be stressful but costly as well.
